1. Contract Formation
A booking is confirmed when we issue written confirmation (email or message) after receiving either:
Full payment, or
A deposit as specified at the time of booking,
By making a booking, you agree to be bound by these Terms & Conditions.
2. Eligibility
Guests must be at least 18 years old to book.
The lead guest is responsible for ensuring all members of the party comply with these terms.
3. Prices & Payment
Prices are quoted in GBP and include VAT where applicable.
Payment schedules (deposit, balance due dates) are outlined in your booking confirmation.
Any extras (cleaning, hampers, etc) will be charged separately.
4. Security Deposit
A pre-authorisation will be collected on your chosen debit/credit card at the time of booking. And is due at least 2 days before your date of arrival. Deductions maybe made for but not limited to, damage to the property or its contents. Excessive cleaning required due to negligence or unreturned keys. The cost of any damages or extra cleaning will be deducted from the deposit at our discretion.
5. Arrival & Departure
Check-in: from 3pm on the arrival date.
Check-out: by 11am on the departure date.
Early check-in/late check-out may be available, please contact us directly.
6. Cancellations & Amendments
Cancellation terms are specified in your booking confirmation.
If a booking is cancelled their will be a 25% of booking charge.
Late cancellations or no-shows may incur charges up to the full booking value.
Amendments (dates, number of guests, apartment type) are subject to availability.
7. Guest Responsibilities
Guests must respect the property, neighbours, and house rules.
No parties, illegal activities, or excessive noise are permitted.
Smoking is prohibited inside the property, there is a designated smoking area outside. If there are any signs of smoking in the property there will be an additional clean fee of £150.
You are liable for any damage caused during your stay.
8. Company Responsibilities
We will provide accommodation as described, exercising reasonable care and skill.
We are not liable for events beyond our control (e.g., weather, strikes, emergencies).
Our liability is limited to the total booking value, except in cases of death or personal injury caused by negligence.
9. Termination
We reserve the right to terminate your booking immediately if you engage in unacceptable behaviour or breach these terms.
No refunds will be issued in such cases.
10. Data Protection
Personal data will be processed in accordance with UK GDPR and the Data Protection Act 2018.
Data may be shared with third parties (e.g., payment processors) only as necessary to fulfil your booking.
11. Governing Law
These Terms & Conditions are governed by the laws of Scotland.
Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
House Rules:
1. Respect & Conduct
Please treat the apartment and its contents with care.
Be considerate of neighbours — no loud music, shouting, or disruptive behaviour.
Parties or events are strictly prohibited unless agreed in writing.
2. Smoking & Vaping
Smoking and vaping are not permitted inside the property.
Guests may smoke outside in designated areas only, ensuring proper disposal of cigarette ends in the bin provided.
3. Pets
Pets are not allowed.
4. Cleanliness
Please leave the apartment in a reasonably clean condition.
Rubbish should be disposed of in the outside bins provided.
Dishes should be washed before departure.
5. Safety & Security
Always lock doors and windows when leaving the property.
Do not tamper with smoke detectors, fire extinguishers, or other safety equipment.
Children must be supervised at all times.
6. Use of Facilities
Only registered guests may stay overnight.
Do not move furniture or equipment without permission.
Any breakages or damages must be reported immediately.
7. Check-in & Check-out
Adhere to the check-in and check-out times stated in your booking confirmation.
Late departures may incur additional charges.
8. Liability
Guests are responsible for any loss or damage caused during their stay.
The company is not liable for accidents, injuries, or loss of personal belongings.
